Referencing Criteria

Tenants must have either a total monthly income of at least 2.5x the monthly rent, or savings equal to 2.5x the annual rent, or a combination of both.

Letting Cost

All payments and terms for individual properties will be in writing prior to accepting any holding deposit for that specific property.   Below are our average standard costs:

Minimum holding deposit per property is 1 x weeks rent Inc VAT. If you wish the property to be taken off the market for 7 working days whilst reference checks are being done, the holding deposit is later deducted from the total move-in monies due.

Reference and tenancy set-up cost is: £25.00 Inc VAT Per Applicant

We do not charge for referencing, we use independent reference companies, and these are third party costs that generally start from £25.00 inc VAT This cost is for referencing tenant, checking identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers and landlords and any other relevant information to assess affordability.

Rent In Advance:

Usually 1 month’s rent.

Security Deposit:

Usually 5 weeks’ rent.

The deposit will be protected in a Government approved scheme and will be returned at the end of the tenancy subject to any agreed deductions.

 

Check in and Out Reports: £95.00 Inc VAT

We use independent inventory clerks to do check-ins and out as part of the inventory check, these are third party costs that generally start from £95.00 inc VAT but confirmation on cost on individual properties will be given.

Cash Handling Fee: £75.00 Inc VAT

We require all payments to be via fast payment bank transfer. However, if for some reason you cannot make this payment. a £75.00 inc VAT cash handling fee will be charged.

Tenancy Agreement: £75.00 Inc VAT

We do not charge for our standard tenancy agreements to the landlord or the tenant but on request for a new Tenancy Agreement or amendments the charge would be £75.00 inc VAT.

Renewal Fee: £75.00 Inc VAT

We do not charge renewal fees to the landlord or tenant as the tenancy can continue until one side, landlord or tenant, gives notice. However, if you wish to renewal the tenancy agreements the charge would be £75.00 inc VAT.

Change Of Move-In Date: £75.00 Inc VAT

When all associated paperwork has been completed and the tenant wishes to change the agreed date we will charge the above for setting up the new paperwork.

Late Payments And Breach Of Terms: £75.00 Inc VAT

If the rent is paid by means other than a standing order or is paid late, an administration charge of £75.00 inc VAT for failure to pay by standing order plus 4% of the monthly rent inc VAT will be payable per day for late payment along with the terms under your tenancy will be charged.

Missed Appointment: £75.00 Inc VAT

When an appointment has been made and the tenant is not at the property as pre-arranged the £75.00 inc VAT will be charged to the tenant.

Duplication Of Documents: £40.00 Inc VAT

Providing copies of paperwork associated with the tenancy £75.00 inc VAT per request.
