Letting Agent Service
£500.00 inc VAT is payable upfront but is deducted from the final finder’s fee of one month’s rent inc VAT taken from the tenants move in money. Once you have instructed us as your lettings managing agent, we will handle all the landlord’s legal obligations check before the property is let, avoiding breaking laws incurring fines or even facing a jail term from not knowing and not following the correct procedures.
We will appoint the appropriate local letting agent or agents to let your property in the agreed timescale for the agreed rent. We will handle all negotiations deposits and reference checks, rent guarantees insurance and have full details ready for your approval before a tenant is accepted and moves in.
The retaining fee is £1,000 inc VAT payable upfront and a success fee of 1.5% inc VAT of purchase price payable upon legal completion of the sale or 15% inc VAT, if greater, of the saving negotiated between the documented asking price and the final purchase fee.
For our registered buyers we will find a property or selection of properties that are on and off market properties that meet your requirements, we will arrange appointments to view to your convenience if needed, put forward your offer and negotiate on your behalf with the vendor or agent to ensure you get the best deal.
We can appoint a conveyancer if needed and handle all negotiations and the legal progression of the sale to completion.
Introduction of a Buyer
As a finding agent we will not charge an introduction of our buyer if the property was not on our books as selling agent.

As a finding agent we will not charge an introduction of our tenant if the property was not on our books as your selling agent.

There are several reasons that properties might need to be sold off the market with our various contacts within the property market we are able to market properties off the net and will only introduce financially qualified buyers that can offer exchange within days from contract.

We will act as your own direct agent adviser, you can instruct us under our terms and we will appoint the appropriate local selling agent or agents to get the best possible price in the agreed timescale and if agreed we will appoint a conveyancer and handle all negotiations and the legal progression of the sale to completion on your behalf.
Off Market Investors
A retaining fee of £1,000 inc VAT and success fee of 1.5% inc VAT of purchase price payable upon legal completion. Registered off market purchasers will need to provide proof of funds and capability to exchange on the purchase within 7 days from full and complete contract.
